Introduction Of Short Term Let Control Area To Be Considered In Sutherland

At yesterday's meeting (Monday 1 December) of the Sutherland County Committee, Members agreed to progress the process for considering the introduction of a Short Term Let Control Area covering all or part of Sutherland.

It was also agreed that progressing the consideration would enable communities within the area to participate in a consultation at the appropriate stage.

A report presented to the committee stated that the evidence at this time indicates that further consideration of a Short Term Let Control Area would be justified in Sutherland, particularly in the north-west of the region.

Chair of the Sutherland County Committee, Councillor Richard Gale, said: "During the development of the Sutherland Area Place Plan, empty homes, second homes and homes used for short-term lets were all identified as additional sources of pressure on housing in Sutherland.

“This report has indicated that housing is becoming less affordable and more difficult to secure for residents in Sutherland which can have a detrimental impact on communities, populations and local amenities such as schools. Although these challenges must also be balanced with the economic benefits that tourism brings, I am pleased that we will be addressing these issues in more detail with the consideration of a Short Term Let Control Area."

An assessment of Sutherland showed that:

Average house prices in Sutherland have increased by 34% between 2019-2024 which is the largest increase of all Highland housing market areas
Sutherland has a higher share of house sales to buyers from outwith Highland, Scotland and the UK
Sutherland has higher rates of total ineffective stock than Highland, which includes short-term lets, second homes and long-term empty homes
8% of potential dwellings are currently licensed short-term lets, compared to 6% across Highland as a whole
